What is a Non-distressed Luxury auction

  • Some of our properties may have previously been on the market, our sellers indicate they would like previous list prices ignored, they are not desperate, but they are motivated to see a result and meet the market, hence the auction process.
  • Just like luxury cars, jewelry, and fine art, our auction properties have no list price as we are looking for the market to speak and submit the price they are willing to pay.
  • All of our properties are non-distressed, and the seller has chosen to use the ABx marketing platform as an option to sell their property.
  • Our sellers are asking the market what they believe their property is worth. Our sellers do not want to risk simply ‘guessing’ a price a buyer will pay for their property.
  • Rather than having an overpriced property that would deter buyers or a property which is underpriced and therefore leaving money on the table for our sellers, the starting bid price strategy of an auction allows a buyer to see a property they may not have otherwise looked at.
  • All of our auction properties have completed all disclosures and reports available for review (incl. home inspection, prelim, seller disclosure statement, etc.) so buyers and agents can be sure there are no surprises in escrow.
  • Buyers are able to submit offers prior to the auction deadline or complete an easy and transparent process to register to bid. Quite often an offer may be accepted prior to auction; however, our sellers are normally very committed to listening to the market and evaluating until the auction deadline. The ABx platform reveals the true market value for a property.
  • Our best advice is to come by, or if you are an agent, bring your buyer through, see if the property is something they are interested in, and if they are, they are welcome to submit an offer for what they believe the property is worth or register for the auction.
  • We all may have an opinion of value, but with all due respect, unless we are writing the check it doesn’t matter, which is why we are looking for the opinion of value from the genuine, ready-to-purchase buyer, to guide our sellers to market value.
